Longtime lurker here, Just moved here 17 months ago and The median home value here is around $119,500, which is actually reasonable. You can expect to pay around $1,689 for rent here. Downtown has improved a lot in recent years. The school system varies a lot by neighborhood. Would love some local perspective.

Real talk - this place is not for everyone, and I think that's OK.
If you value cost of living, you'll love it. The weather is genuinely surprisingly good and I've found I genuinely enjoy living here. My neighborhood (Sunset) is established and I feel safe walking around at night.
But if you're coming from Houston, be prepared for the culture shock. job market is completely different here. And Limited shopping options.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

As someone who grew up here, I wouldn't want to live anywhere else right now. A lot has changed in the past few years though. housing market used to be much stable but now it's better than expected.

OK so I've been meaning to write this for a while. I moved here 4 years ago from Pittsburgh and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 4-bed in North. It's excellent for what you get.
Jobs: The market is reasonable right now, especially in consulting. If you're in construction you might struggle.
People: Generally excellent. It took about 6 months to build a solid friend group.
Food: excellent. Tons of options if you like Asian.
Your mileage may vary depending on what you're looking for..

I've lived in Pine Hills for about 5 years now, so I can give you a pretty detailed perspective.
it exceeded my expectations. When I first moved here from Boston, I was surprised by cost of living. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Good internet infrastructure
- Good airport with direct flights
- The walkability scene is underrated
The downsides:
- Not very walkable outside downtown
- Limited high-paying job options
Overall I'd rate it 5/10 for remote workers. Would recommend to anyone considering it..

My experience has been mostly positive. I have mixed feelings honestly. The only thing I'd watch out for is community vibe. Other than that, Feel free to reach out with questions..
