First post here. Been living here since 2011. Homes are going for about $521,500 on average. Median household income is $100,362, which feels pretty solid for the area. You can expect to pay around $1,863 for rent here. With a population of 71,570, Marysville is a smaller city. The school system varies a lot by neighborhood. It's a very car-dependent city, for better or worse. Let me know your thoughts. There's a real sense of community in certain neighborhoods. Honestly, I think it's a great place if you know where to look. The food scene here is surprisingly good. Public transit needs a lot of work honestly. It's changing fast -some good, some not so much. Property taxes are high but you get good services. The parks and outdoor areas are a huge plus. Honestly, I think it's a great place if you know where to look.

Real talk - this place is not for everyone, and I think that's OK.
If you value food scene, you'll love it. The healthcare is genuinely better than expected and I've found it exceeded my expectations. My neighborhood (East) is affordable and I feel safe walking around at night.
But if you're coming from Phoenix, be prepared for the culture shock. weather is completely different here. And Not a lot of cultural diversity.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Bought a house here in 2019 and I'm still on the fence after all this time. Property values have gone about the same since then.

Depends on what you're looking for honestly. If you want public transit, then yeah this place is great. But if job market matters to you, might want to look elsewhere.
