First time home buyer in Marysville

Hey everyone, Been living here since 2010. The median home value here is around $521,500, which is pretty steep. It's a a smaller city city with about 71,570 people. Average temperature is around 49--F, so expect cold winters. Public transit needs a lot of work honestly. I'd say it's better for families than young singles. Am I overthinking this? Gonna give a different perspective here since most replies seem challenging.

I've been here 10 years and it exceeded my expectations. The thing nobody mentions is cost of living. It's established and it affects daily life more than you'd think.

That said, the public transit is legit. And if you're into surfing, this place is challenging.

Neighborhood matters A LOT here. The Maple Ridge side vs the Westside side are basically different cities. Make sure you visit both before deciding.

No regrets on my end..

Renting here right now, paying about /mo for a 2-bedroom. I wouldn't want to live anywhere else right now. Compared to Salt Lake City it's underrated.
