Is it worth buying in Maryville?

So, Poverty rate is 5.3%, which is pretty low. Crime rate is something to consider -Maryville sits at 149.6 per 100K. It's changing fast -some good, some not so much. Honestly, I think it's a great place if you know where to look. Night life is decent if you know the right spots. There's a growing tech scene which is exciting. The parks and outdoor areas are a huge plus. The weather takes some getting used to. People here are genuinely friendly, not just surface-level. It's a very car-dependent city, for better or worse. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a sales manager, 44, moved here 6 years ago from Portland. I've lived in West and Fairview, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Growing food and restaurant scene
3. Good healthcare facilities
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Can feel isolated
2. Limited shopping options
3. The traffic situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- West: Great for young professionals. surprisingly good vibes, walkable.
- Fairview: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Portland, everything felt average. Rent is about /mo. Groceries are developing. Gas is wild. You can live comfortably on $90K-$120K here.

Great question. I'll try to be comprehensive here.

I'm a HR manager who relocated here from Raleigh about 12 years ago. The main reasons were family and quality of life.

Pros I've experienced:
- Friendly community, easy to meet people
- Good airport with direct flights
- Strong sense of community

Cons that are real:
- Winters are long and cold
- Not very walkable outside downtown

Financially, we've found it solid compared to where we came from. If you look outside the main areas you can find deals. Groceries are wild, gas is solid.

Socially, it's not perfect but it works for me. Happy to answer more specific questions..

Bought a house here in 2022 and there are trade-offs but the good outweighs the bad. Property values have gone down slightly since then.
