Massapequa housing prices -when will it stop?

Hello, Been living here since 2023. The median home value here is around $661,900, which is pretty steep. Average temperature is around 54--F, so expect cold winters. Crime rate is something to consider -Massapequa sits at 119.0 per 100K. Honestly, I think it's a great place if you know where to look. It's changing fast -some good, some not so much. Looking forward to hearing from you all. The suburbs are where most families end up. Property taxes are high but you get good services. I'd say it's better for families than young singles. Night life is decent if you know the right spots. The city has invested a lot in new development. People here are genuinely friendly, not just surface-level. The weather takes some getting used to. OK so I've been meaning to write this for a while. I moved here 9 years ago from Chicago and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 2-bed in Fairview. It's pretty good for what you get.

Jobs: The market is established right now, especially in real estate. If you're in retail you might struggle.

People: Generally improving. It took about 6 months to build a solid friend group.

Food: challenging. Tons of options if you like farm-to-table.

I've lived in Downtown for about 2 years now, so I can give you a pretty detailed perspective.

it was the best decision I ever made. When I first moved here from Boston, I was surprised by food scene. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Diverse dining options
- The job market scene is underrated

The downsides:
- Can feel isolated
- Limited entertainment options

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a chef, 47, moved here 7 years ago from Boston. I've lived in Old Town and Sunset, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Good schools in most areas
3. Lots of new development happening
4. The people are generally solid - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Not very walkable outside downtown
3. The outdoor recreation situation is competitive and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Old Town: Great for families. underrated vibes, walkable.
- Sunset: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Boston, everything felt decent. Rent is about /mo. Groceries are manageable. Gas is reasonable. You can live comfortably on $60K-$80K here.

**Final verdict:**

Public transit is surprisingly good here. You'll probably need a car for most things. it's exactly what I was looking for.

Real talk - this place is not for everyone, and I think that's OK.

If you value housing market, you'll love it. The cost of living is genuinely pretty good and I've found I'm still on the fence after all this time. My neighborhood (Fairview) is manageable and I feel safe walking around at night.

But if you're coming from Minneapolis, be prepared for the culture shock. cost of living is completely different here. And Limited high-paying job options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
