Cheapest neighborhoods in Mayagüez zona urbana?

Hello, The median home value here is around $110,300, which is actually reasonable. The unemployment rate is 10.2%, which is concerning. There's a growing tech scene which is exciting. Is this normal for Mayag--ez zona urbana? I'd say it's better for families than young singles. The school system varies a lot by neighborhood.

Background: I'm a project manager, 32, moved here 3 years ago from Portland. I've lived in Springfield and Pine Hills, and traveled to most parts of the metro.

**What I love:**
1. Lots of new development happening
2. Good internet infrastructure
3. Diverse dining options
4. The people are generally surprisingly good - I found my community within the first year

**What I don't love:**
1. Summers can be brutally hot
2. Limited high-paying job options
3. The cost of living situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Springfield: Great for remote workers. surprisingly good vibes, walkable.
- Pine Hills: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Portland, everything felt challenging. Rent is about /mo. Groceries are growing. Gas is pricey. You can live comfortably on $80K-$80K here.

I've been in East for 7 years. Moved from Pittsburgh for a job opportunity. Here's my honest, detailed take:

**Housing:**
The market right now is improving. We bought in 2022 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
hospitality is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is improving - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. East schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Can feel isolated. Far from beaches/mountains. And walkability can be frustrating.

Great question. I'll try to be comprehensive here.

I'm a chef who relocated here from Phoenix about 11 years ago. The main reasons were a fresh start and school.

Pros I've experienced:
- Cost of living is very reasonable
- Nice parks and green spaces
- Lots of family-friendly activities

Cons that are real:
- Nightlife is limited
- Dating scene is rough

Financially, we've found it challenging compared to where we came from. Lots of new construction which should help. Groceries are developing, gas is tough.

Socially, it's been a really good experience overall. Your mileage may vary depending on what you're looking for..

Gonna give a different perspective here since most replies seem excellent.

I've been here 11 years and I have mixed feelings honestly. The thing nobody mentions is community vibe. It's stable and it affects daily life more than you'd think.

That said, the nightlife is legit. And if you're into skiing, this place is better than expected.

Neighborhood matters A LOT here. The The Heights side vs the Oak Park side are basically different cities. Make sure you visit both before deciding.

Definitely worth checking out..
