Rent in Mays Landing getting crazy

Been living here since 2009. Household incomes average around $80,777 in Mays Landing. Rent is about $1,150/month for a decent place. It's a a small town city with about 6,178 people. The unemployment rate is 6.0%, which is about average. Downtown has improved a lot in recent years. It's a very car-dependent city, for better or worse. The school system varies a lot by neighborhood. Night life is decent if you know the right spots. I'd say it's better for families than young singles. The parks and outdoor areas are a huge plus. It's not perfect, but the community is solid. Traffic can be rough during rush hour, no sugarcoating that. Cost of living is definitely rising, but still manageable.

Renting here right now, paying about /mo for a 2-bedroom. it's improved dramatically in recent years. Compared to Baltimore it's decent.

Used to live on the East side, now on the Greenfield side. Completely different vibe. it's exactly what I was looking for.

Public transit is challenging here. You'll probably need a car for most things. it's been a really good experience overall.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a pharmacist, 34, moved here 6 years ago from Phoenix. I've lived in Westside and Meadowbrook, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Low crime in most neighborhoods
3. Good internet infrastructure
4. The people are generally improving - I found my community within the first year

**What I don't love:**
1. Winters are long and cold
2. Property taxes are high
3. The public transit situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Westside: Great for young professionals. solid vibes, walkable.
- Meadowbrook: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Phoenix, everything felt excellent. Rent is about /mo. Groceries are manageable. Gas is pricey. You can live comfortably on $70K-$110K here.

**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
