OK so My family moved here when I was a kid. The median home value here is around $98,200, which is actually reasonable. With a population of 1,550, McCamey is a small town. Homes are going for about $98,200 on average. The city has invested a lot in new development. The school system varies a lot by neighborhood. What would you do? It's a very car-dependent city, for better or worse. Public transit needs a lot of work honestly. I'd say it's better for families than young singles. I've been in Pine Hills for 5 years. Moved from Baltimore for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is improving. We bought in 2017 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
construction is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.
**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is solid - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Not a lot of cultural diversity. And dating scene can be frustrating.

Pros I've experienced:
- Friendly community, easy to meet people
- Four distinct seasons
- Lots of family-friendly activities
Cons that are real:
- Limited public transit options
- Homeless population growing downtown
Financially, we've found it pretty good compared to where we came from. Lots of new construction which should help. Groceries are stable, gas is tough.
