Not sure if this has been asked before, but The unemployment rate is 3.5%, which is pretty low. Average temperature is around 52--F, so expect cold winters. It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much. Cost of living is definitely rising, but still manageable.

As someone who grew up here, I wouldn't want to live anywhere else right now. A lot has changed in the past few years though. public transit used to be much manageable but now it's surprisingly good.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 4 years. Moved from Phoenix for retirement. Here's my honest, detailed take:
**Housing:**
The market right now is tough. We bought in 2020 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
finance is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.
**Quality of Life:**
I love the pace of life here. The outdoor scene is excellent - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Homeless population growing downtown. And walkability can be frustrating.
**Bottom line:**
