I'm a teacher here and Household incomes average around $51,801 in McFarland. Rent is about $1,067/month for a decent place. It's a a small town city with about 14,138 people. We moved here with our family and it's not perfect but it works for me. Schools in South area are pretty good. Kids love it here.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a sales manager, 58, moved here 13 years ago from San Francisco. I've lived in Midtown and East, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Decent public transit for the size
3. Active local events and festivals
4. The people are generally surprisingly good - I found my community within the first year

**What I don't love:**
1. Chain restaurants dominate
2. Far from beaches/mountains
3. The dating scene situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Midtown: Great for singles. surprisingly good vibes, walkable.
- East: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from San Francisco, everything felt underrated. Rent is about /mo. Groceries are stable. Gas is stable. You can live comfortably on $100K-$130K here.

Great question. I'll try to be comprehensive here.

I'm a project manager who relocated here from Charlotte about 9 years ago. The main reasons were work and work.

Pros I've experienced:
- Good schools in most areas
- Decent public transit for the size
- Strong sense of community

Cons that are real:
- Can feel isolated
- Bugs and humidity in summer

Financially, we've found it hit or miss compared to where we came from. Lots of new construction which should help. Groceries are wild, gas is better than expected.

Socially, I wouldn't want to live anywhere else right now. No regrets on my end..
