Cheapest neighborhoods in Medford?

Hey everyone, I'm a teacher here and The unemployment rate is 2.6%, which is pretty low. Average temperature is around 52--F, so expect cold winters. Poverty rate is 1.9%, which is pretty low. Homes are going for about $444,500 on average. Household incomes average around $128,631 in Medford. Cost of living is definitely rising, but still manageable. It's changing fast -some good, some not so much. The suburbs are where most families end up. Property taxes are high but you get good services.

Pros:
- Affordable cost of living
- Nice parks and trails
- Growing food scene
- Plenty of shopping options

Cons:
- Traffic can be terrible
- Cold winters
- Limited nightlife
- Lack of diversity
Thoughts? I'd say it's better for families than young singles. There's a growing tech scene which is exciting. The school system varies a lot by neighborhood. The weather takes some getting used to. Bought a house here in 2016 and there are trade-offs but the good outweighs the bad. Property values have gone up a bit since then.

My experience has been mostly positive. I have mixed feelings honestly. The only thing I'd watch out for is housing market. Other than that, Definitely worth checking out..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 27, moved here 11 years ago from Baltimore. I've lived in Greenfield and South, and traveled to most parts of the metro.

**What I love:**
1. Active local events and festivals
2. Four distinct seasons
3. Diverse dining options
4. The people are generally tough - I found my community within the first year

**What I don't love:**
1. Not very walkable outside downtown
2. Limited entertainment options
3. The traffic situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Greenfield: Great for remote workers. excellent vibes, walkable.
- South: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Baltimore, everything felt tough. Rent is about /mo. Groceries are wild. Gas is developing. You can live comfortably on $70K-$150K here.
