Housing market in Medford right now

Been meaning to ask this. I'm a college student here and Household incomes average around $70,497 in Medford. The unemployment rate is 3.2%, which is pretty low. The median home value here is around $387,000, which seems about average. Rent is about $1,321/month for a decent place. Public transit needs a lot of work honestly. It's a very car-dependent city, for better or worse. Downtown has improved a lot in recent years.

Pros:
- Friendly people
- Close to nature
- Active local events

Cons:
- Rising rent prices
- Limited dining options
- Far from major airports
Appreciate any input. People here are genuinely friendly, not just surface-level. It's not perfect, but the community is solid. The suburbs are where most families end up. The city has invested a lot in new development. The parks and outdoor areas are a huge plus. Downtown has improved a lot in recent years. Cost of living is definitely rising, but still manageable. The weather takes some getting used to. Property taxes are high but you get good services. The suburbs are where most families end up. The school system varies a lot by neighborhood.
