Mehlville housing prices -when will it stop?

OK so I'm a remote worker and Median household income is $65,395, which feels about average for the area. Crime rate is something to consider -Mehlville sits at 490.9 per 100K. Average temperature is around 58--F, so the weather is moderate. With a population of 29,089, Mehlville is a smaller city. The weather takes some getting used to. There's a real sense of community in certain neighborhoods. The school system varies a lot by neighborhood. People here are genuinely friendly, not just surface-level. Real talk - this place is not for everyone, and I think that's OK.

If you value healthcare, you'll love it. The healthcare is genuinely solid and I've found the quality of life is solid. My neighborhood (South) is established and I feel safe walking around at night.

But if you're coming from Phoenix, be prepared for the culture shock. community vibe is completely different here. And Winters are long and cold.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
