Melville housing prices -when will it stop?

OK so I've been here for 2 years and You can expect to pay around $3,501 for rent here. The median home value here is around $778,400, which is pretty steep. The unemployment rate is 5.3%, which is about average. Rent is about $3,501/month for a decent place. With a population of 19,187, Melville is a small town. There's a real sense of community in certain neighborhoods. It's not perfect, but the community is solid. I'd say it's better for families than young singles. Cost of living is definitely rising, but still manageable. The school system varies a lot by neighborhood.

Pros:
- Close to nature
- Diverse community
- Good healthcare facilities
- Walkable downtown
- Active local events

Cons:
- Sprawl everywhere
- Limited dining options
- Lack of diversity
- Far from major airports
Is this normal for Melville? The school system varies a lot by neighborhood. There's a real sense of community in certain neighborhoods. Traffic can be rough during rush hour, no sugarcoating that. It's not perfect, but the community is solid. It's changing fast -some good, some not so much. The weather takes some getting used to. I'd say it's better for families than young singles. The city has invested a lot in new development. It's changing fast -some good, some not so much. Honestly, I think it's a great place if you know where to look. The school system varies a lot by neighborhood. The food scene here is surprisingly good. People here are genuinely friendly, not just surface-level. Downtown has improved a lot in recent years. The weather takes some getting used to. It's a very car-dependent city, for better or worse. It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much. People here are genuinely friendly, not just surface-level. The parks and outdoor areas are a huge plus. There's a real sense of community in certain neighborhoods. Great question. I'll try to be comprehensive here.

I'm a teacher who relocated here from Nashville about 2 years ago. The main reasons were my partner's job and work.

Pros I've experienced:
- Growing food and restaurant scene
- Strong job market in several industries
- Strong sense of community

Cons that are real:
- Winters are long and cold
- Can feel isolated

Financially, we've found it pretty good compared to where we came from. Older homes are where the value is. Groceries are pricey, gas is average.

Socially, it's exactly what I was looking for. It's not for everyone but it works for us..

From a safety perspective, it really depends on the area. Some neighborhoods are surprisingly good, others not so much. Do your research on specific streets.

OK so I've been meaning to write this for a while. I moved here 10 years ago from Miami and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 3-bed in Midtown. It's underrated for what you get.

Jobs: The market is stable right now, especially in marketing. If you're in manufacturing you might struggle.

People: Generally solid. It took about 12 months to build a solid friend group.

Food: better than expected. Tons of options if you like Mexican.

Feel free to reach out with questions..

I've been living here for 13 years and I'd say there are trade-offs but the good outweighs the bad. The weather is decent compared to other places I've lived. Overall Feel free to reach out with questions..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a marketing manager, 42, moved here 13 years ago from Nashville. I've lived in Fairview and Midtown, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Decent public transit for the size
3. Good internet infrastructure
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Urban sprawl is real
2. Far from beaches/mountains
3. The healthcare situation is competitive and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Fairview: Great for young professionals. tough vibes, walkable.
- Midtown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Nashville, everything felt tough. Rent is about /mo. Groceries are growing. Gas is reasonable. You can live comfortably on $60K-$80K here.

**Final verdict:**
Feel free to reach out with questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Great question. I'll try to be comprehensive here.

I'm a accountant who relocated here from Nashville about 14 years ago. The main reasons were a fresh start and family.

Pros I've experienced:
- Good healthcare facilities
- Four distinct seasons
- Good airport with direct flights

Cons that are real:
- Winters are long and cold
- Chain restaurants dominate

Financially, we've found it average compared to where we came from. If you look outside the main areas you can find deals. Groceries are growing, gas is decent.

Socially, it was the best decision I ever made. Good luck with whatever you decide..

Great question. I'll try to be comprehensive here.

I'm a accountant who relocated here from Raleigh about 12 years ago. The main reasons were a job opportunity and a fresh start.

Pros I've experienced:
- Growing food and restaurant scene
- Decent public transit for the size
- Close to major attractions

Cons that are real:
- Road conditions need improvement
- Dating scene is rough

Financially, we've found it decent compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are growing, gas is tough.

Socially, it's not perfect but it works for me. Hope this helps!.
