Affordable areas near Memphis?

Poverty rate is 17.5%, which is higher than I expected. It's not perfect, but the community is solid. Property taxes are high but you get good services. Has anyone dealt with this? People here are genuinely friendly, not just surface-level. Property taxes are high but you get good services. I'd say it's better for families than young singles. The city has invested a lot in new development. The weather takes some getting used to.

I've lived in Highland for about 3 years now, so I can give you a pretty detailed perspective.

it's been a really good experience overall. When I first moved here from Boston, I was surprised by traffic. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Friendly community, easy to meet people
- The weather scene is underrated

The downsides:
- Traffic during rush hour is rough
- Not very walkable outside downtown

Overall I'd rate it 9/10 for singles. Feel free to reach out with questions..

My experience has been mostly positive. it's exactly what I was looking for. The only thing I'd watch out for is cultural scene. Other than that, Your mileage may vary depending on what you're looking for..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Cedar Grove for 10 years. Moved from New York for family. Here's my honest, detailed take:

**Housing:**
The market right now is tough. We bought in 2019 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. The market is competitive but not impossible.

**Employment:**
legal is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.

**Quality of Life:**
I love the pace of life here. The outdoor scene is excellent - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Nightlife is limited. And cost of living can be frustrating.

**Bottom line:**
For retirees, I'd say this is a 8/10. No regrets on my end.. Feel free to ask specific questions - happy to help.

Used to live on the Meadowbrook side, now on the Pine Hills side. Completely different vibe. it was the best decision I ever made.
