First time home buyer in Memphis

Random thought, I'm retired and Median household income is $51,211, which feels on the lower side for the area. Property taxes are high but you get good services. The suburbs are where most families end up. Would love some local perspective. Traffic can be rough during rush hour, no sugarcoating that. People here are genuinely friendly, not just surface-level. It's changing fast — some good, some not so much.

Gonna give a different perspective here since most replies seem challenging.

I've been here 9 years and it's exactly what I was looking for. The thing nobody mentions is community vibe. It's stable and it affects daily life more than you'd think.

That said, the job market is legit. And if you're into rock climbing, this place is tough.

Neighborhood matters A LOT here. The Cedar Grove side vs the Old Town side are basically different cities. Make sure you visit both before deciding.

Definitely worth checking out..
