Parent of two, been here since 2023. The hospitality scene here is really picking up.
The weather averaging 64F year-round is {weather_feel}. Property values in Binghampton went up 5% last year alone.
Cost of living is not as cheap as people think compared to where I came from. Honestly the biggest downside is the heat.

Great question. Here's my honest take after 4 years:
The good:
- Diverse neighborhoods
- Good healthcare options
- Good farmers markets
The not-so-good:
- Limited public transit
- Limited diversity in some areas
People here are friendlier than I expected coming from {other}.. I'd say for students, Memphis is underrated.

OK let me break this down from someone who's been here a while.
Crosstown vs Cordova: completely different vibes. Crosstown is more excellent with artists and creative types. Cordova is affordable and better for retirees.
Cost-wise, expect /mo minimum for anything decent in Crosstown. In Cordova you can find stuff for /mo.
The food scene in {hood} is honestly incredible.. The suburbs vs city debate here is real.

I'll give you a thorough answer since I've been through this exact situation.
I moved to Germantown from Houston about 5 years ago. Initially I missed home a lot. But after settling in, I've never felt unsafe walking around {hood} at night..
A few things I'd recommend:
- Check out Germantown and Midtown for housing
- Get a car if you don't have one - transit is limited
- Talk to your neighbors - people are friendlier than you'd expect
The biggest adjustment was traffic. The weather took some getting used to but I actually love it now.. Overall I'd give Memphis a 6/10 for retirees.
