Anyone work in healthcare in Mendota?

OK so Been living here since 2008. Poverty rate is 28.9%, which is higher than I expected. Median household income is $46,458, which feels on the lower side for the area. The parks and outdoor areas are a huge plus. Traffic can be rough during rush hour, no sugarcoating that. It's a very car-dependent city, for better or worse. What are your go-to spots? Thanks in advance! People here are genuinely friendly, not just surface-level. The food scene here is surprisingly good. The food scene here is surprisingly good. Renting here right now, paying about /mo for a 3-bedroom. it exceeded my expectations. Compared to LA it's hit or miss.

If you're remote, this place is great for cost of living. there are trade-offs but the good outweighs the bad. Internet is decent in most areas.

Bought a house here in 2023 and I genuinely enjoy living here. Property values have gone up significantly since then.

If you're remote, this place is great for cost of living. I'm still on the fence after all this time. Internet is excellent in most areas.

Depends on what you're looking for honestly. If you want weather, then yeah this place is great. But if public transit matters to you, might want to look elsewhere.

As someone who grew up here, it exceeded my expectations. A lot has changed in the past few years though. school system used to be much manageable but now it's decent.

Great question. I'll try to be comprehensive here.

I'm a real estate agent who relocated here from San Diego about 13 years ago. The main reasons were a fresh start and school.

Pros I've experienced:
- Friendly community, easy to meet people
- Lots of new development happening
- Good airport with direct flights

Cons that are real:
- Limited public transit options
- Limited entertainment options

Financially, we've found it underrated compared to where we came from. The market is competitive but not impossible. Groceries are reasonable, gas is better than expected.

Socially, it's exactly what I was looking for. Would recommend to anyone considering it..
