Hey everyone, I've been here for 8 years and It's a a small town city with about 12,554 people. Rent is about $874/month for a decent place. The median home value here is around $250,400, which seems about average. People here are genuinely friendly, not just surface-level. Honestly, I think it's a great place if you know where to look. I'd say it's better for families than young singles. Has anyone dealt with this? There's a real sense of community in certain neighborhoods. There's a growing tech scene which is exciting. The school system varies a lot by neighborhood. Night life is decent if you know the right spots. Traffic can be rough during rush hour, no sugarcoating that. OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a nurse, 57, moved here 10 years ago from Pittsburgh. I've lived in Eastside and West, and traveled to most parts of the metro.
**What I love:**
1. Friendly community, easy to meet people
2. Close to major attractions
3. Good airport with direct flights
4. The people are generally solid - I found my community within the first year
**What I don't love:**
1. Winters are long and cold
2. Nightlife is limited
3. The traffic situation is stable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Eastside: Great for young professionals. decent vibes, walkable.
- West: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Pittsburgh, everything felt pretty good. Rent is about /mo. Groceries are wild. Gas is growing. You can live comfortably on $60K-$150K here.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Eastside for 8 years. Moved from Portland for family. Here's my honest, detailed take:
**Housing:**
The market right now is surprisingly good. We bought in 2018 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
marketing is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.
**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is underrated - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Eastside schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Homeless population growing downtown. And job market can be frustrating.
