Poverty rate is 9.5%, which is pretty low. Cost of living is definitely rising, but still manageable.

Gonna give a different perspective here since most replies seem decent.
I've been here 6 years and I love the pace of life here. The thing nobody mentions is nightlife. It's competitive and it affects daily life more than you'd think.
That said, the traffic is legit. And if you're into surfing, this place is excellent.
Neighborhood matters A LOT here. The Lakewood side vs the Midtown side are basically different cities. Make sure you visit both before deciding.
Good luck with whatever you decide..

Bought a house here in 2021 and it was the best decision I ever made. Property values have gone about the same since then.

Bought a house here in 2023 and I'm still on the fence after all this time. Property values have gone up a bit since then.

Real talk - this place is not for everyone, and I think that's OK.
If you value food scene, you'll love it. The public transit is genuinely underrated and I've found I wouldn't want to live anywhere else right now. My neighborhood (Lakewood) is competitive and I feel safe walking around at night.
But if you're coming from Chicago, be prepared for the culture shock. pet-friendliness is completely different here. And Summers can be brutally hot.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

My experience has been mostly positive. it's exactly what I was looking for. The only thing I'd watch out for is traffic. Other than that, It's not for everyone but it works for us..

If you value traffic, you'll love it. The cost of living is genuinely better than expected and I've found I love the pace of life here. My neighborhood (Springfield) is wild and I feel safe walking around at night.
But if you're coming from Baltimore, be prepared for the culture shock. cost of living is completely different here. And Road conditions need improvement.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Greenfield for 12 years. Moved from LA for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is improving. We bought in 2022 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.
**Employment:**
hospitality is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is better than expected - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Greenfield schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Road conditions need improvement. And dating scene can be frustrating.
**Bottom line:**
For singles, I'd say this is a 9/10. Feel free to reach out with questions.. Feel free to ask specific questions - happy to help.

From a safety perspective, it really depends on the area. Some neighborhoods are hit or miss, others not so much. Do your research on specific streets.

Great question. I'll try to be comprehensive here.
I'm a electrician who relocated here from Denver about 1 years ago. The main reasons were work and school.
Pros I've experienced:
- Decent public transit for the size
- Good airport with direct flights
- Lots of family-friendly activities
Cons that are real:
- Not a lot of cultural diversity
- Chain restaurants dominate
Financially, we've found it better than expected compared to where we came from. Older homes are where the value is. Groceries are growing, gas is challenging.
Socially, it's improved dramatically in recent years. Give it a chance - it might surprise you..

Great question. I'll try to be comprehensive here.
I'm a real estate agent who relocated here from LA about 1 years ago. The main reasons were school and retirement.
Pros I've experienced:
- Decent public transit for the size
- Four distinct seasons
- Affordable housing options
Cons that are real:
- Dating scene is rough
- Far from beaches/mountains
Financially, we've found it excellent compared to where we came from. The market is competitive but not impossible. Groceries are competitive, gas is solid.
Socially, it's improved dramatically in recent years. Give it a chance - it might surprise you..
