Rent vs buy in Merrick -what makes sense?

Military spouse here. Homes are going for about $715,700 on average. The unemployment rate is 2.9%, which is pretty low. Night life is decent if you know the right spots. Any advice would be great. Cost of living is definitely rising, but still manageable. People here are genuinely friendly, not just surface-level.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a HR manager, 49, moved here 2 years ago from Raleigh. I've lived in Sunset and Eastside, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Friendly community, easy to meet people
3. Lots of new development happening
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Nightlife is limited
2. Homeless population growing downtown
3. The healthcare situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Sunset: Great for couples. improving vibes, walkable.
- Eastside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Raleigh, everything felt surprisingly good. Rent is about /mo. Groceries are reasonable. Gas is growing. You can live comfortably on $40K-$80K here.

**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

OK so I've been meaning to write this for a while. I moved here 9 years ago from Dallas and here's my honest breakdown:

Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 1-bed in West. It's solid for what you get.

Jobs: The market is affordable right now, especially in legal. If you're in engineering you might struggle.

People: Generally hit or miss. It took about 14 months to build a solid friend group.

Food: challenging. Tons of options if you like Southern.

Definitely worth checking out..

Renting here right now, paying about /mo for a 2-bedroom. it exceeded my expectations. Compared to Denver it's pretty good.

2. Decent public transit for the size
3. Four distinct seasons
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Not a lot of cultural diversity
2. Limited shopping options
3. The food scene situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Fairview: Great for young professionals. decent vibes, walkable.
- North: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
