Pros and cons of Methuen Town after 4 years

I'm retired and Crime rate is something to consider -Methuen Town sits at 187.3 per 100K. Average temperature is around 51--F, so expect cold winters. Homes are going for about $472,200 on average. Poverty rate is 5.8%, which is pretty low. Median household income is $103,270, which feels pretty solid for the area. The suburbs are where most families end up. Cost of living is definitely rising, but still manageable. The school system varies a lot by neighborhood.

Pros:
- Good job market
- Nice parks and trails
- Growing food scene
- Good schools

Cons:
- Hot summers
- Poor road conditions
- Chain restaurants dominate
Should I be concerned? There's a real sense of community in certain neighborhoods. It's changing fast -some good, some not so much. I'd say it's better for families than young singles. The city has invested a lot in new development. It's not perfect, but the community is solid. There's a real sense of community in certain neighborhoods. I'd say it's better for families than young singles. Downtown has improved a lot in recent years. Property taxes are high but you get good services.

Public transit is challenging here. You'll probably need a car for most things. it's exactly what I was looking for.

I work in education here and I wouldn't want to live anywhere else right now. The job market for my field is hit or miss. It's not for everyone but it works for us..

I've been living here for 1 years and I'd say I have mixed feelings honestly. The walkability is tough compared to other places I've lived. Overall Happy to answer more specific questions..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Sunset for 10 years. Moved from Miami for work. Here's my honest, detailed take:

**Housing:**
The market right now is improving. We bought in 2022 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.

**Employment:**
consulting is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is excellent - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Sunset schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Road conditions need improvement. And healthcare can be frustrating.

**Bottom line:**
For couples, I'd say this is a 5/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.
