Rent vs buy in Middlefield -what makes sense?

Hey folks, We have two kids and Rent is about $791/month for a decent place. Poverty rate is 3.4%, which is pretty low. Household incomes average around $64,406 in Middlefield. The school system varies a lot by neighborhood. Downtown has improved a lot in recent years. I'd say it's better for families than young singles. Appreciate any input. Property taxes are high but you get good services. It's changing fast -some good, some not so much. There's a growing tech scene which is exciting. Traffic can be rough during rush hour, no sugarcoating that. The school system varies a lot by neighborhood. People here are genuinely friendly, not just surface-level.
