Affordable areas near Midlothian?

OK so I work in healthcare and Rent is about $1,202/month for a decent place. The unemployment rate is 2.6%, which is pretty low. Average temperature is around 53--F, so expect cold winters. Poverty rate is 10.7%, which is around average. People here are genuinely friendly, not just surface-level. The school system varies a lot by neighborhood. The parks and outdoor areas are a huge plus. Downtown has improved a lot in recent years.

Pros:
- Affordable cost of living
- Nice parks and trails
- Strong sense of community

Cons:
- Limited dining options
- High property taxes
- Poor road conditions
- Mosquitoes and humidity
Worth the trade-offs? Cost of living is definitely rising, but still manageable. The suburbs are where most families end up. Downtown has improved a lot in recent years. Hot take but the quality of life is solid. I know a lot of people disagree but after 3 years here, that's my honest assessment.

Bought a house here in 2024 and it's not perfect but it works for me. Property values have gone up significantly since then.

I've been living here for 4 years and I'd say it's exactly what I was looking for. The school system is average compared to other places I've lived. Overall No regrets on my end..

Great question. I'll try to be comprehensive here.

I'm a accountant who relocated here from Dallas about 11 years ago. The main reasons were quality of life and quality of life.

Pros I've experienced:
- Great outdoor activities nearby
- Friendly community, easy to meet people
- Close to major attractions

Cons that are real:
- Traffic during rush hour is rough
- Limited shopping options

Financially, we've found it surprisingly good compared to where we came from. Lots of new construction which should help. Groceries are pricey, gas is tough.

Socially, I love the pace of life here. Your mileage may vary depending on what you're looking for..

Weather-wise, the summers are surprisingly good and winters are reasonable. You get used to it after the first year.
