Random thought, I'm single, late 30s, and With a population of 14,064, Mill Valley is a small town. Poverty rate is 1.7%, which is pretty low. The city has invested a lot in new development. Anyone in a similar situation? Honestly, I think it's a great place if you know where to look. Public transit needs a lot of work honestly. Property taxes are high but you get good services.

Great question. I'll try to be comprehensive here.
I'm a project manager who relocated here from Houston about 1 years ago. The main reasons were weather and my partner's job.
Pros I've experienced:
- Low crime in most neighborhoods
- Good airport with direct flights
- Strong sense of community
Cons that are real:
- Limited public transit options
- Urban sprawl is real
Financially, we've found it pretty good compared to where we came from. The market is competitive but not impossible. Groceries are wild, gas is excellent.
Socially, it's exactly what I was looking for. It's not for everyone but it works for us..

From a safety perspective, it really depends on the area. Some neighborhoods are better than expected, others not so much. Do your research on specific streets.

Bought a house here in 2015 and it exceeded my expectations. Property values have gone up significantly since then.

Real talk - this place is not for everyone, and I think that's OK.
If you value public transit, you'll love it. The school system is genuinely tough and I've found it's been a really good experience overall. My neighborhood (Midtown) is growing and I feel safe walking around at night.
But if you're coming from LA, be prepared for the culture shock. community vibe is completely different here. And Urban sprawl is real.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
