So, Been living here since 2009. Homes are going for about $2,000,001 on average. The median home value here is around $2,000,001, which is pretty steep. Rent is about $3,313/month for a decent place. The food scene here is surprisingly good. Traffic can be rough during rush hour, no sugarcoating that. Thanks for reading. Hot take but I wouldn't want to live anywhere else right now. I know a lot of people disagree but after 13 years here, that's my honest assessment.

Public transit is challenging here. You'll probably need a car for most things. it's improved dramatically in recent years.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a electrician, 26, moved here 5 years ago from Tampa. I've lived in Highland and Meadowbrook, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Lots of new development happening
3. Affordable housing options
4. The people are generally hit or miss - I found my community within the first year

**What I don't love:**
1. Road conditions need improvement
2. Limited shopping options
3. The food scene situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Highland: Great for retirees. solid vibes, walkable.
- Meadowbrook: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt pretty good. Rent is about /mo. Groceries are stable. Gas is competitive. You can live comfortably on $90K-$150K here.

**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

From a safety perspective, it really depends on the area. Some neighborhoods are pretty good, others not so much. Do your research on specific streets.
