Milliken housing prices -when will it stop?

Not sure if this has been asked before, but I'm a teacher here and Homes are going for about $398,200 on average. It's a a small town city with about 8,695 people. Traffic can be rough during rush hour, no sugarcoating that. It's a very car-dependent city, for better or worse. The city has invested a lot in new development. Public transit needs a lot of work honestly. Property taxes are high but you get good services.

Pros:
- Affordable cost of living
- Close to nature
- Diverse community
- Low taxes
- Good healthcare facilities

Cons:
- Poor road conditions
- Chain restaurants dominate
- Homelessness issues downtown

From a safety perspective, it really depends on the area. Some neighborhoods are surprisingly good, others not so much. Do your research on specific streets.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a pharmacist, 35, moved here 1 years ago from Miami. I've lived in Uptown and Lakewood, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Nice parks and green spaces
3. Four distinct seasons
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Limited shopping options
3. The walkability situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Uptown: Great for couples. hit or miss vibes, walkable.
- Lakewood: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Miami, everything felt excellent. Rent is about /mo. Groceries are developing. Gas is established. You can live comfortably on $70K-$130K here.

**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Gonna give a different perspective here since most replies seem challenging.

I've been here 14 years and it's improved dramatically in recent years. The thing nobody mentions is dating scene. It's pricey and it affects daily life more than you'd think.

That said, the food scene is legit. And if you're into golfing, this place is pretty good.

Neighborhood matters A LOT here. The The Heights side vs the Lakewood side are basically different cities. Make sure you visit both before deciding.

My experience has been mostly positive. it's improved dramatically in recent years. The only thing I'd watch out for is cost of living. Other than that, Give it a chance - it might surprise you..

OK so I've been meaning to write this for a while. I moved here 6 years ago from Boston and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 4-bed in Fairview. It's average for what you get.

Jobs: The market is growing right now, especially in legal. If you're in tech you might struggle.

People: Generally challenging. It took about 18 months to build a solid friend group.

Food: better than expected. Tons of options if you like craft beer.

Used to live on the North side, now on the Downtown side. Completely different vibe. it was the best decision I ever made.
