Median home value here is around $1,180,000. Prices are steep but there are pockets of affordability. For those renting, typical rent is $3112.

Is now a good time to buy in Milpitas? Or better to keep renting?

If you can afford it, Downtown is the best place to live. Period.

Rent tip: look for places in October-November. Prices drop and there's more availability.

Can confirm the safety issue. But it really depends on the neighborhood. Pine Grove and Lakewood are perfectly safe.
