First post here. I grew up here but left for a while. Average temperature is around 56--F, so the weather is moderate. With a population of 21,082, Mineola is a small town. Household incomes average around $138,385 in Mineola. The school system varies a lot by neighborhood. The parks and outdoor areas are a huge plus. Does this match your experience? It's a very car-dependent city, for better or worse. Public transit needs a lot of work honestly.

I've been in Sunset for 4 years. Moved from Nashville for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is average. We bought in 2024 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.
**Employment:**
consulting is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is solid - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited high-paying job options. Can feel isolated. And pet-friendliness can be frustrating.
