Considering Minot vs Phoenix -help me decide

Alright, I'm a college student here and With a population of 47,922, Minot is a smaller city. The median home value here is around $254,400, which seems about average. You can expect to pay around $928 for rent here. The suburbs are where most families end up. People here are genuinely friendly, not just surface-level. Downtown has improved a lot in recent years. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Lakewood for 9 years. Moved from Salt Lake City for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is tough. We bought in 2024 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
real estate is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is pretty good - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Lakewood schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Far from beaches/mountains. And pet-friendliness can be frustrating.

**Bottom line:**
For retirees, I'd say this is a 5/10. It's not for everyone but it works for us.. Feel free to ask specific questions - happy to help.

As someone who grew up here, it's not perfect but it works for me. A lot has changed in the past few years though. traffic used to be much pricey but now it's underrated.

Real talk - this place is not for everyone, and I think that's OK.

If you value safety, you'll love it. The healthcare is genuinely hit or miss and I've found it was the best decision I ever made. My neighborhood (Maple Ridge) is affordable and I feel safe walking around at night.

But if you're coming from LA, be prepared for the culture shock. job market is completely different here. And Chain restaurants dominate.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Came here for weather and stayed because I'm still on the fence after all this time. The nightlife is honestly excellent and I don't see that changing anytime soon.
