Commute times in Mission Viejo -how bad?

I grew up here but left for a while. The unemployment rate is 2.8%, which is pretty low. With a population of 92,415, Mission Viejo is a smaller city. Public transit needs a lot of work honestly. The suburbs are where most families end up. Cost of living is definitely rising, but still manageable. Thanks! There's a real sense of community in certain neighborhoods. The weather takes some getting used to. Traffic can be rough during rush hour, no sugarcoating that. Property taxes are high but you get good services. It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level. The city has invested a lot in new development. Downtown has improved a lot in recent years. Real talk - this place is not for everyone, and I think that's OK.

If you value community vibe, you'll love it. The school system is genuinely underrated and I've found the quality of life is solid. My neighborhood (West) is pricey and I feel safe walking around at night.

But if you're coming from Tampa, be prepared for the culture shock. traffic is completely different here. And Winters are long and cold.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

As someone who grew up here, it's exactly what I was looking for. A lot has changed in the past few years though. public transit used to be much developing but now it's excellent.

I've been living here for 10 years and I'd say it exceeded my expectations. The healthcare is pretty good compared to other places I've lived. Overall Happy to answer more specific questions..
