First post here. I'm a 46-year-old teacher and Household incomes average around $136,071 in Mission Viejo. The median home value here is around $946,300, which is pretty steep. With a population of 92,415, Mission Viejo is a smaller city. The parks and outdoor areas are a huge plus. The city has invested a lot in new development. It's changing fast -some good, some not so much. The school system varies a lot by neighborhood. It's not perfect, but the community is solid. Downtown has improved a lot in recent years. The weather takes some getting used to. People here are genuinely friendly, not just surface-level. People here are genuinely friendly, not just surface-level. It's a very car-dependent city, for better or worse. The school system varies a lot by neighborhood. Property taxes are high but you get good services. OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a physical therapist, 53, moved here 7 years ago from Baltimore. I've lived in Sunset and Maple Ridge, and traveled to most parts of the metro.
**What I love:**
1. Growing food and restaurant scene
2. Low crime in most neighborhoods
3. Lots of new development happening
4. The people are generally challenging - I found my community within the first year
**What I don't love:**
1. Traffic during rush hour is rough
2. Summers can be brutally hot
3. The outdoor recreation situation is competitive and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Sunset: Great for remote workers. solid vibes, walkable.
- Maple Ridge: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Baltimore, everything felt surprisingly good. Rent is about /mo. Groceries are pricey. Gas is developing. You can live comfortably on $100K-$140K here.
**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I work in hospitality here and I genuinely enjoy living here. The job market for my field is average. Definitely worth checking out..

Great question. I'll try to be comprehensive here.
I'm a project manager who relocated here from Pittsburgh about 11 years ago. The main reasons were quality of life and school.
Pros I've experienced:
- Cost of living is very reasonable
- Close to major attractions
- Diverse dining options
Cons that are real:
- Road conditions need improvement
- Can feel isolated
Financially, we've found it surprisingly good compared to where we came from. Older homes are where the value is. Groceries are reasonable, gas is tough.
Socially, there are trade-offs but the good outweighs the bad. Definitely worth checking out..
