Is Mobile a good place to live?

OK so I'm a 49-year-old sales rep and Crime rate is something to consider — Mobile sits at 593.6 per 100K. Median household income is $51,090, which feels on the lower side for the area. Average temperature is around 70°F, so it's warm year-round. Homes are going for about $170,300 on average. It's a a mid-size city city with about 185K people. Cost of living is definitely rising, but still manageable. There's a real sense of community in certain neighborhoods. It's changing fast — some good, some not so much. The weather takes some getting used to. Downtown has improved a lot in recent years.

Pros:
- Low taxes
- Lots of new development
- Walkable downtown
- Good internet infrastructure
- Active local events

Cons:
- Lack of diversity
- Poor road conditions
- Homelessness issues downtown
Am I wrong here? Property taxes are high but you get good services. It's changing fast — some good, some not so much. People here are genuinely friendly, not just surface-level.
