OK so I've been meaning to write this for a while. I moved here 14 years ago from Nashville and here's my honest breakdown:
Housing: If you look outside the main areas you can find deals. We're paying /mo for a 2-bed in Old Town. It's decent for what you get.
Jobs: The market is wild right now, especially in consulting. If you're in healthcare you might struggle.
People: Generally underrated. It took about 12 months to build a solid friend group.
Food: pretty good. Tons of options if you like Korean.
No regrets on my end..

Great question. I'll try to be comprehensive here.
I'm a project manager who relocated here from Phoenix about 2 years ago. The main reasons were quality of life and work.
Pros I've experienced:
- Great outdoor activities nearby
- Decent public transit for the size
- Strong job market in several industries
Cons that are real:
- Not very walkable outside downtown
- Property taxes are high
Financially, we've found it surprisingly good compared to where we came from. If you look outside the main areas you can find deals. Groceries are stable, gas is solid.
Socially, I love the pace of life here. Your mileage may vary depending on what you're looking for..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 1 years. Moved from Dallas for cost of living. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2016 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Older homes are where the value is.
**Employment:**
tech is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is tough - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Property taxes are high. Chain restaurants dominate. And cost of living can be frustrating.
**Bottom line:**

Gonna give a different perspective here since most replies seem average.
I've been here 9 years and I'm still on the fence after all this time. The thing nobody mentions is public transit. It's reasonable and it affects daily life more than you'd think.
That said, the traffic is legit. And if you're into biking, this place is decent.
Neighborhood matters A LOT here. The Fairview side vs the Midtown side are basically different cities. Make sure you visit both before deciding.
