Affordable areas near Modesto?

Hi all, I relocated for work and Median household income is $77,899, which feels about average for the area. You can expect to pay around $1,609 for rent here. The suburbs are where most families end up. I'd say it's better for families than young singles. Should I be concerned?

Great question. I'll try to be comprehensive here.

I'm a project manager who relocated here from Austin about 13 years ago. The main reasons were school and cost of living.

Pros I've experienced:
- Lots of new development happening
- Good internet infrastructure
- Good airport with direct flights

Cons that are real:
- Traffic during rush hour is rough
- Summers can be brutally hot

Financially, we've found it hit or miss compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are established, gas is average.

Socially, I love the pace of life here. Would recommend to anyone considering it..
