Couple moving to Modesto from out of state

Household incomes average around $77,899 in Modesto. It's a a mid-size city city with about 219K people. Homes are going for about $415,600 on average. People here are genuinely friendly, not just surface-level. It's changing fast — some good, some not so much. Any advice would be great. TIA! Property taxes are high but you get good services. Downtown has improved a lot in recent years. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. The city has invested a lot in new development. Traffic can be rough during rush hour, no sugarcoating that. Property taxes are high but you get good services.

I'd say the biggest thing people don't talk about is weather. I have mixed feelings honestly. Worth doing your research before committing.

OK so I've been meaning to write this for a while. I moved here 7 years ago from Nashville and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 1-bed in Oak Park. It's tough for what you get.

Jobs: The market is affordable right now, especially in engineering. If you're in construction you might struggle.

People: Generally decent. It took about 12 months to build a solid friend group.

Food: improving. Tons of options if you like farm-to-table.

Your mileage may vary depending on what you're looking for..

Renting here right now, paying about /mo for a 4-bedroom. I'm still on the fence after all this time. Compared to Dallas it's decent.

Bought a house here in 2018 and there are trade-offs but the good outweighs the bad. Property values have gone about the same since then.

Used to live on the The Heights side, now on the Old Town side. Completely different vibe. it's not perfect but it works for me.

Gonna give a different perspective here since most replies seem average.

I've been here 11 years and I'm still on the fence after all this time. The thing nobody mentions is cost of living. It's established and it affects daily life more than you'd think.

That said, the cultural scene is legit. And if you're into fishing, this place is improving.

Neighborhood matters A LOT here. The Greenfield side vs the Oak Park side are basically different cities. Make sure you visit both before deciding.

Housing: If you look outside the main areas you can find deals. We're paying /mo for a 2-bed in Eastside. It's challenging for what you get.

Jobs: The market is established right now, especially in hospitality. If you're in finance you might struggle.

People: Generally tough. It took about 14 months to build a solid friend group.

Food: pretty good. Tons of options if you like Thai.

Definitely worth checking out..
