OK so The unemployment rate is 4.5%, which is about average. The median home value here is around $415,600, which is pretty steep. You can expect to pay around $1,609 for rent here. With a population of 219K, Modesto is a mid-size city. It's a a mid-size city city with about 219K people. People here are genuinely friendly, not just surface-level. It's changing fast — some good, some not so much. Property taxes are high but you get good services. The city has invested a lot in new development.
Pros:
- Good job market
- Easy commute
- Active local events
Cons:
- Limited public transit
- Limited nightlife
- Not very walkable
- Mosquitoes and humidity
- Chain restaurants dominate
Am I overthinking this? The parks and outdoor areas are a huge plus. The suburbs are where most families end up. The food scene here is surprisingly good. It's a very car-dependent city, for better or worse. Property taxes are high but you get good services. Night life is decent if you know the right spots. Gonna give a different perspective here since most replies seem better than expected.
I've been here 4 years and it exceeded my expectations. The thing nobody mentions is food scene. It's manageable and it affects daily life more than you'd think.
That said, the healthcare is legit. And if you're into running, this place is pretty good.
Neighborhood matters A LOT here. The Highland side vs the South side are basically different cities. Make sure you visit both before deciding.
No regrets on my end..

I'd say the biggest thing people don't talk about is job market. I wouldn't want to live anywhere else right now. Worth doing your research before committing.

Hot take but it exceeded my expectations. I know a lot of people disagree but after 8 years here, that's my honest assessment.

Real talk - this place is not for everyone, and I think that's OK.
If you value cost of living, you'll love it. The cultural scene is genuinely solid and I've found the quality of life is solid. My neighborhood (East) is pricey and I feel safe walking around at night.
But if you're coming from Austin, be prepared for the culture shock. housing market is completely different here. And Traffic during rush hour is rough.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Riverside for 4 years. Moved from Houston for cost of living. Here's my honest, detailed take:
**Housing:**
The market right now is better than expected. We bought in 2016 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
real estate is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.
**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is decent - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Riverside schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Nightlife is limited. And cost of living can be frustrating.
**Bottom line:**
For couples, I'd say this is a 6/10. Hope this helps!. Feel free to ask specific questions - happy to help.

I've lived in Midtown for about 4 years now, so I can give you a pretty detailed perspective.
it exceeded my expectations. When I first moved here from Charlotte, I was surprised by community vibe. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Good schools in most areas
- Diverse dining options
- The traffic scene is solid
The downsides:
- Limited shopping options
- Limited entertainment options
Overall I'd rate it 5/10 for couples. Happy to answer more specific questions..

I've been living here for 13 years and I'd say I'm still on the fence after all this time. The dating scene is solid compared to other places I've lived. Overall It's not for everyone but it works for us..

I've been here 6 years and I love the pace of life here. The thing nobody mentions is dating scene. It's affordable and it affects daily life more than you'd think.
That said, the outdoor recreation is legit. And if you're into fishing, this place is challenging.

I've been in Highland for 10 years. Moved from Denver for a job opportunity. Here's my honest, detailed take:

Great question. I'll try to be comprehensive here.
I'm a marketing manager who relocated here from Portland about 3 years ago. The main reasons were my partner's job and my partner's job.
Pros I've experienced:
- Good schools in most areas
- Good healthcare facilities
- Four distinct seasons
Cons that are real:
- Rising rent and home prices
- Bugs and humidity in summer
Financially, we've found it average compared to where we came from. Lots of new construction which should help. Groceries are developing, gas is pretty good.
Socially, there are trade-offs but the good outweighs the bad. Feel free to reach out with questions..
