Pros and cons of Molalla after 9 years

Longtime lurker here, Poverty rate is 4.9%, which is pretty low. It's a a small town city with about 10,168 people. With a population of 10,168, Molalla is a small town. The city has invested a lot in new development. The weather takes some getting used to. There's a real sense of community in certain neighborhoods. Thoughts? It's a very car-dependent city, for better or worse. The food scene here is surprisingly good. People here are genuinely friendly, not just surface-level. The food scene here is surprisingly good. Traffic can be rough during rush hour, no sugarcoating that. Property taxes are high but you get good services. Night life is decent if you know the right spots. The weather takes some getting used to. Downtown has improved a lot in recent years. It's a very car-dependent city, for better or worse. The food scene here is surprisingly good. Moved here from Charlotte about 2 years ago. I genuinely enjoy living here. Still getting used to housing market but No regrets on my end..
