Best apartments in Monfort Heights under ?

Hey everyone, Average temperature is around 54--F, so expect cold winters. With a population of 12,203, Monfort Heights is a small town. Rent is about $971/month for a decent place. Homes are going for about $211,500 on average. The city has invested a lot in new development. Cost of living is definitely rising, but still manageable. The school system varies a lot by neighborhood. It's not perfect, but the community is solid. I'd say it's better for families than young singles.

Pros:

- Good internet infrastructure
- Good airport connections

Cons:
- Limited nightlife
- Not very walkable
- Few job opportunities in some fields
- Poor road conditions
- Limited cultural events

Renting here right now, paying about /mo for a 4-bedroom. I'm still on the fence after all this time. Compared to Denver it's improving.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a data analyst, 40, moved here 14 years ago from Tampa. I've lived in Meadowbrook and Uptown, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Friendly community, easy to meet people
3. Low crime in most neighborhoods
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Summers can be brutally hot
2. Not very walkable outside downtown
3. The pet-friendliness situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Meadowbrook: Great for singles. better than expected vibes, walkable.
- Uptown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt surprisingly good. Rent is about /mo. Groceries are pricey. Gas is affordable. You can live comfortably on $90K-$90K here.

OK so I've been meaning to write this for a while. I moved here 15 years ago from New York and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 4-bed in Lakewood. It's hit or miss for what you get.

Jobs: The market is developing right now, especially in engineering. If you're in manufacturing you might struggle.

People: Generally solid. It took about 16 months to build a solid friend group.

Food: challenging. Tons of options if you like Korean.

No regrets on my end..

From a safety perspective, it really depends on the area. Some neighborhoods are hit or miss, others not so much. Do your research on specific streets.
