Longtime lurker here, I'm a college student here and Homes are going for about $270,600 on average. With a population of 35,596, Monroe is a smaller city. Cost of living is definitely rising, but still manageable. Downtown has improved a lot in recent years. Traffic can be rough during rush hour, no sugarcoating that. Property taxes are high but you get good services.

Gonna give a different perspective here since most replies seem surprisingly good.
I've been here 9 years and it exceeded my expectations. The thing nobody mentions is outdoor recreation. It's manageable and it affects daily life more than you'd think.
That said, the outdoor recreation is legit. And if you're into running, this place is hit or miss.
Neighborhood matters A LOT here. The Greenfield side vs the Downtown side are basically different cities. Make sure you visit both before deciding.

I've lived in Lakewood for about 3 years now, so I can give you a pretty detailed perspective.
the quality of life is solid. When I first moved here from Dallas, I was surprised by nightlife. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Friendly community, easy to meet people
- Nice parks and green spaces
- The pet-friendliness scene is solid
The downsides:
- Limited high-paying job options
- Limited entertainment options

I've been in Pine Hills for 4 years. Moved from New York for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is pretty good. We bought in 2018 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Lots of new construction which should help.
**Employment:**
government is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.
**Quality of Life:**
it exceeded my expectations. The outdoor scene is better than expected - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Dating scene is rough. And dating scene can be frustrating.
**Bottom line:**
