Cheapest neighborhoods in Montrose?

So, I'm single, late 40s, and The median home value here is around $160,000, which is actually reasonable. Crime rate is something to consider -Montrose sits at 257.9 per 100K. Rent is about $854/month for a decent place. The parks and outdoor areas are a huge plus. The food scene here is surprisingly good. Am I wrong here? It's changing fast -some good, some not so much. The suburbs are where most families end up. The city has invested a lot in new development. The weather takes some getting used to. It's changing fast -some good, some not so much.
