Random thought, Military spouse here. You can expect to pay around $1,235 for rent here. It's a a small town city with about 6,041 people. It's a very car-dependent city, for better or worse. The suburbs are where most families end up. Has anyone dealt with this? Honestly, I think it's a great place if you know where to look.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 4 years. Moved from Atlanta for weather. Here's my honest, detailed take:
**Housing:**
The market right now is better than expected. We bought in 2015 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Lots of new construction which should help.
**Employment:**
real estate is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.
**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is solid - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Property taxes are high. Bugs and humidity in summer. And healthcare can be frustrating.
**Bottom line:**

I've lived in Maple Ridge for about 11 years now, so I can give you a pretty detailed perspective.
I wouldn't want to live anywhere else right now. When I first moved here from San Francisco, I was surprised by cost of living. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Growing food and restaurant scene
- Good schools in most areas
- The weather scene is improving
The downsides:
- Summers can be brutally hot
- Limited shopping options

Real talk - this place is not for everyone, and I think that's OK.
If you value housing market, you'll love it. The weather is genuinely average and I've found it's exactly what I was looking for. My neighborhood (West) is wild and I feel safe walking around at night.
But if you're coming from Miami, be prepared for the culture shock. cost of living is completely different here. And Road conditions need improvement.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
