Alright, I grew up here but left for a while. With a population of 14,523, Moorestown-Lenola is a small town. Median household income is $134,167, which feels pretty solid for the area. Homes are going for about $533,400 on average. The weather takes some getting used to. Honestly, I think it's a great place if you know where to look. Downtown has improved a lot in recent years. The food scene here is surprisingly good. The parks and outdoor areas are a huge plus.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 3 years. Moved from Baltimore for a job opportunity. Here's my honest, detailed take:

**Housing:**
The market right now is average. We bought in 2022 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
retail is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is hit or miss - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Not very walkable outside downtown. And job market can be frustrating.

**Bottom line:**

Gonna give a different perspective here since most replies seem tough.

I've been here 2 years and it exceeded my expectations. The thing nobody mentions is pet-friendliness. It's pricey and it affects daily life more than you'd think.

That said, the cost of living is legit. And if you're into fishing, this place is surprisingly good.

Neighborhood matters A LOT here. The Oak Park side vs the East side are basically different cities. Make sure you visit both before deciding.

My experience has been mostly positive. it's not perfect but it works for me. The only thing I'd watch out for is food scene. Other than that, Your mileage may vary depending on what you're looking for..
