Is it worth buying in Morgantown?

Curious what people think. I'm retired and With a population of 1,340, Morgantown is a small town. Household incomes average around $76,673 in Morgantown. Median household income is $76,673, which feels about average for the area. Poverty rate is 7.6%, which is pretty low. It's not perfect, but the community is solid. It's changing fast -some good, some not so much. The suburbs are where most families end up.

Pros:
- Low taxes
- Lots of new development
- Strong sense of community

Cons:
- Limited public transit
- Rising rent prices
- High property taxes
- Far from major airports
What would you do? I'd say it's better for families than young singles. I'd say it's better for families than young singles. The food scene here is surprisingly good. Cost of living is definitely rising, but still manageable. The food scene here is surprisingly good. The city has invested a lot in new development. It's a very car-dependent city, for better or worse. Traffic can be rough during rush hour, no sugarcoating that. The school system varies a lot by neighborhood. Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's not perfect but it works for me. Would recommend to anyone considering it..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Old Town for 2 years. Moved from Atlanta for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is excellent. We bought in 2024 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
healthcare is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is improving - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Old Town schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Can feel isolated. And pet-friendliness can be frustrating.

**Bottom line:**
For families, I'd say this is a 6/10. Definitely worth checking out.. Feel free to ask specific questions - happy to help.

I'm a sales manager and I've found I'm still on the fence after all this time. The community is surprisingly good and there's always something going on.

If you're remote, this place is great for cost of living. it's exactly what I was looking for. Internet is hit or miss in most areas.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a contractor, 38, moved here 9 years ago from Tampa. I've lived in Old Town and Cedar Grove, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Strong sense of community
3. Lots of family-friendly activities
4. The people are generally underrated - I found my community within the first year

**What I don't love:**
1. Property taxes are high
2. Road conditions need improvement
3. The cost of living situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Old Town: Great for couples. average vibes, walkable.
- Cedar Grove: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt challenging. Rent is about /mo. Groceries are competitive. Gas is pricey. You can live comfortably on $60K-$150K here.

**Final verdict:**
Hope this helps!. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
