Hi all, We have two kids and The median home value here is around $481,800, which is pretty steep. Rent is about $1,785/month for a decent place. Homes are going for about $481,800 on average. Night life is decent if you know the right spots. It's a very car-dependent city, for better or worse. I'd say it's better for families than young singles.
Pros:
- Low crime in most areas
- Good healthcare facilities
- Strong sense of community
- Plenty of shopping options
Cons:
- High property taxes
- Lack of diversity
- Few job opportunities in some fields
Am I overthinking this? Honestly, I think it's a great place if you know where to look. It's changing fast -some good, some not so much. People here are genuinely friendly, not just surface-level. Property taxes are high but you get good services. Public transit needs a lot of work honestly. The city has invested a lot in new development. There's a real sense of community in certain neighborhoods. There's a growing tech scene which is exciting. The city has invested a lot in new development.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a lawyer, 43, moved here 12 years ago from Charlotte. I've lived in East and Downtown, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Growing food and restaurant scene
3. Strong job market in several industries
4. The people are generally decent - I found my community within the first year
**What I don't love:**
1. Limited shopping options
2. Bugs and humidity in summer
3. The outdoor recreation situation is pricey and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- East: Great for young professionals. challenging vibes, walkable.
- Downtown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Charlotte, everything felt underrated. Rent is about /mo. Groceries are stable. Gas is established. You can live comfortably on $50K-$110K here.
**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Sunset for 1 years. Moved from LA for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is improving. We bought in 2018 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
manufacturing is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.
**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is solid - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Limited entertainment options. And housing market can be frustrating.
**Bottom line:**
For retirees, I'd say this is a 7/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.
