Rent vs buy in Morton Grove -what makes sense?

I work in healthcare and The unemployment rate is 2.4%, which is pretty low. Median household income is $106,078, which feels pretty solid for the area. The school system varies a lot by neighborhood. Downtown has improved a lot in recent years. It's not perfect, but the community is solid. Any help is appreciated. Traffic can be rough during rush hour, no sugarcoating that. Night life is decent if you know the right spots. Night life is decent if you know the right spots. From a safety perspective, it really depends on the area. Some neighborhoods are underrated, others not so much. Do your research on specific streets.

I've been living here for 11 years and I'd say I'm still on the fence after all this time. The job market is tough compared to other places I've lived. Overall It's not for everyone but it works for us..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a social worker, 46, moved here 1 years ago from Salt Lake City. I've lived in Downtown and Pine Hills, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Strong job market in several industries
3. Diverse dining options
4. The people are generally average - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Limited public transit options
3. The walkability situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Downtown: Great for young professionals. decent vibes, walkable.
- Pine Hills: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Salt Lake City, everything felt underrated. Rent is about /mo. Groceries are established. Gas is competitive. You can live comfortably on $90K-$100K here.
