Hey folks, I'm a teacher here and Household incomes average around $85,984 in Moss Bluff. Poverty rate is 8.8%, which is pretty low. There's a growing tech scene which is exciting. Public transit needs a lot of work honestly. People here are genuinely friendly, not just surface-level. Downtown has improved a lot in recent years. The parks and outdoor areas are a huge plus. Night life is decent if you know the right spots. It's changing fast -some good, some not so much. Traffic can be rough during rush hour, no sugarcoating that. The school system varies a lot by neighborhood. The weather takes some getting used to. It's a very car-dependent city, for better or worse. Honestly, I think it's a great place if you know where to look. The suburbs are where most families end up. Public transit needs a lot of work honestly. There's a real sense of community in certain neighborhoods. It's not perfect, but the community is solid.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a accountant, 51, moved here 4 years ago from Austin. I've lived in Highland and Old Town, and traveled to most parts of the metro.
**What I love:**
1. Friendly community, easy to meet people
2. Good healthcare facilities
3. Affordable housing options
4. The people are generally solid - I found my community within the first year
**What I don't love:**
1. Winters are long and cold
2. Bugs and humidity in summer
3. The housing market situation is developing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Highland: Great for couples. improving vibes, walkable.
- Old Town: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Austin, everything felt hit or miss. Rent is about /mo. Groceries are competitive. Gas is growing. You can live comfortably on $50K-$100K here.

Bought a house here in 2022 and it's improved dramatically in recent years. Property values have gone down slightly since then.
