Rent vs buy in Mount Pleasant -what makes sense?

So, I'm a remote worker and Rent is about $870/month for a decent place. With a population of 21,420, Mount Pleasant is a small town. You can expect to pay around $870 for rent here. The median home value here is around $168,700, which is actually reasonable. Cost of living is definitely rising, but still manageable. The food scene here is surprisingly good. The weather takes some getting used to. It's changing fast -some good, some not so much.

Pros:
- Low taxes
- Easy commute
- Lots of new development
- Good healthcare facilities
- Strong sense of community

Cons:
- Traffic can be terrible
- Hot summers
- Boring for young people
- Mosquitoes and humidity
- Homelessness issues downtown

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a chef, 53, moved here 15 years ago from Seattle. I've lived in West and Fairview, and traveled to most parts of the metro.

**What I love:**
1. Nice parks and green spaces
2. Strong job market in several industries
3. Good airport with direct flights
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Property taxes are high
3. The cost of living situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- West: Great for families. solid vibes, walkable.
- Fairview: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Seattle, everything felt better than expected. Rent is about /mo. Groceries are pricey. Gas is established. You can live comfortably on $50K-$110K here.

Bought a house here in 2023 and it exceeded my expectations. Property values have gone down slightly since then.
