Mulvane quality of life -am I missing something?

Cost of living is definitely rising, but still manageable. There's a growing tech scene which is exciting.

Used to live on the Fairview side, now on the Sunset side. Completely different vibe. I'm still on the fence after all this time.

Gonna give a different perspective here since most replies seem better than expected.

I've been here 11 years and there are trade-offs but the good outweighs the bad. The thing nobody mentions is pet-friendliness. It's growing and it affects daily life more than you'd think.

That said, the dating scene is legit. And if you're into mountain biking, this place is underrated.

Neighborhood matters A LOT here. The Pine Hills side vs the Old Town side are basically different cities. Make sure you visit both before deciding.

Housing: Older homes are where the value is. We're paying /mo for a 3-bed in Maple Ridge. It's underrated for what you get.

Jobs: The market is growing right now, especially in manufacturing. If you're in hospitality you might struggle.

People: Generally tough. It took about 11 months to build a solid friend group.

Food: surprisingly good. Tons of options if you like farm-to-table.

Give it a chance - it might surprise you..

From a safety perspective, it really depends on the area. Some neighborhoods are better than expected, others not so much. Do your research on specific streets.

Housing: Lots of new construction which should help. We're paying /mo for a 4-bed in Uptown. It's underrated for what you get.

Jobs: The market is reasonable right now, especially in real estate. If you're in marketing you might struggle.

People: Generally average. It took about 10 months to build a solid friend group.

Food: solid. Tons of options if you like sushi.

As someone who grew up here, the quality of life is solid. A lot has changed in the past few years though. dating scene used to be much competitive but now it's average.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 14 years. Moved from Nashville for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is underrated. We bought in 2021 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
construction is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is average - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Road conditions need improvement. Far from beaches/mountains. And school system can be frustrating.

**Bottom line:**
For families, I'd say this is a 6/10. It's not for everyone but it works for us.. Feel free to ask specific questions - happy to help.
