Rent vs buy in Murfreesboro — what makes sense?

Been meaning to ask this. Household incomes average around $76,241 in Murfreesboro. Homes are going for about $365,100 on average. Night life is decent if you know the right spots. It's a very car-dependent city, for better or worse. There's a real sense of community in certain neighborhoods.

Hot take but I wouldn't want to live anywhere else right now. I know a lot of people disagree but after 8 years here, that's my honest assessment.
